Nobody buys square footage. They buy the version of themselves that lives there — so the work is to make that person visible, and to be honest about who they are. A borrowed story fails at the first viewing.

We are as comfortable with a single broker and one listing as with a developer and a hundred units. The care does not scale with the budget.
